This massive renovation transformed a small standard home into a fully off-grid, net-zero acoustic sanctuary featuring integrated smart automation and custom architectural steelwork.

The Challenge

  • Goal: fully off-grid, net-zero residence with world-class acoustic isolation for an audiophile system on tight Mar Vista lot lines.

The Solution

  • Hybrid solar + wind turbine generation feeding an on-site battery bank — completely grid-independent.
  • Underground greywater reclamation with subterranean storage sustains all property landscaping.
  • Wall cavities packed with fiberglass and Mass Loaded Vinyl; boundary walls built on acoustic quiet clips to eliminate vibration transfer.
  • Control4 smart-home automation and security integrated throughout.

Architectural & Landscape Design

  • Exposed structural steel beam supports interior hip roof; bleached Walnut kitchen cabinetry with welded steel frames.
  • Bathroom mirror with integrated rain-forecast LED aura; 220+ feet of cast concrete perimeter walls.
  • Mojave-inspired exterior: decomposed granite, California natives, Corten steel fire pit and matching planters.
