Project Overview

417 South Hill Street, Downtown LA — formerly the Subway Terminal. Decorative plaster coffer ceiling severely damaged by years of water exposure and neglect.

The Challenge

  • Multiple areas of complete plaster collapse; extensive holes throughout.
  • Water contamination preventing new material bonding; historic coffer details requiring faithful reproduction.

Our Approach

  • Primer coat applied to block residual water contamination before patching.
  • Larger collapsed sections fully removed and replastered from substrate up.
  • Smaller areas patched to match original profile and texture.
  • Decorative ceiling and column elements molded and reinstalled to historic spec.

The Result

  • Ceiling returned to original grandeur — coffer patterns and column details faithfully reproduced for long-term durability.
